Auburn's housing market offers a broad mix of options, typically pricing below the astronomical heights of Seattle and the Eastside, though it remains competitive.

The valley floor features many of the city's older, established single-family neighborhoods, as well as a high concentration of multi-family housing, apartments, and affordable housing complexes. The hillsides—specifically West Hill and Lea Hill—feature newer, mid-to-upscale suburban subdivisions and large single-family homes with views of the valley.

In the southern part of the city, the Lakeland Hills neighborhood is a massive master-planned community that bridges the King and Pierce county lines, offering condominiums, townhomes, and large upscale houses complete with parks, trails, and its own commercial centers.
