The housing market in Chattahoochee Hills is distinctly bimodal. On one end are large, historic multi-acre farms and sprawling private estates. On the other end are dense, highly walkable, upscale homes clustered in New Urbanist hamlets like Serenbe.

Because zoning laws require 70% of land to remain undeveloped, homes outside of the designated hamlets must typically be built on very large lots (often 20 acres or more), keeping density low. Inside Serenbe, housing includes townhomes, cottages, and large custom-built homes, all adhering to strict green-building and aesthetic standards. Consequently, average home prices are quite high compared to the surrounding region, reflecting the premium placed on conservation, architectural design, and land exclusivity.
