Moreno Valley offers a predominantly suburban housing market composed largely of single-family detached homes. The housing stock largely reflects the building booms of the 1980s, 1990s, and 2000s, characterized by modern tract homes and master-planned communities.
The city has traditionally served as a haven for homebuyers priced out of the coastal real estate markets of Los Angeles, Orange, and San Diego counties. While home prices have risen significantly in recent years in tandem with state-wide trends, Moreno Valley generally maintains a lower median home price compared to the California average, making it an attractive destination for first-time homebuyers and young families.
In addition to single-family homes, the city is seeing increasing development of multi-family housing, apartments, and townhomes near major commercial corridors to address affordable housing needs and accommodate a growing population.
