The housing market in Thimphu has been historically tight, characterized by high demand and rising rental costs. A wave of migration into the city has spurred the construction of numerous mid-rise apartment buildings, particularly in the southern and northern corridors of the valley.
Housing types range from traditional standalone homes with extensive woodwork to modern concrete condominiums. By law, all new constructions must incorporate traditional Bhutanese architectural features, such as specific window designs (rabsel) and pitched roofs. Despite ongoing construction, affordable housing remains a pressing issue for lower-income and entry-level civil servants, prompting government initiatives to develop affordable residential colonies.
